BOARD OF DIRECTORS MONTHLY MEETING

AGENDA FOR September 10, 2026 | 6PM-7PM

Canyon View High School – 6024 Perryville Rd - the Student Union Room


1.          Call Meeting to Order:

       -Meeting procedures & Robert Rules of Order

        -Board Attendance and confirmation of a quorum

2.         Review & Approve Previous Meeting Minutes

              A. Approve general meeting minutes for August

3.          Financial Report  

4.          Admin/Manager Updates & Reports

              Housekeeping items;

A. Welcome New Member(s) /  Pending Sale(s) in Escrow

            B. If you notice there is a vacant house, please keep an eye out for them and let the Board know.

            -The Citrus house: The heirs are aware.

-The Teel house:  An heir was found - hopefully there will be movement from that.

C. If the 2025 dues weren’t paid by September 1st, you have now accrued a $50 late charge. After that the Board can legally file a lien. We have a list of past due balances prior to 2025 that we will be actively working on collecting.

D. Vote: (10) rolls of stamps to purchase – approximately $82.00 per roll of 100 ($0.82 per stamp) and $325 + tax for envelopes purchased.

E. Vote; Lot 4525 - Consideration and vote on Owners’ request for the Association to grant a reasonable accommodation under the federal Fair Housing Act by approving the construction and use of a detached ADU on their Lot as an exception to the governing documents. *Board President, M.Squires, will read a statement from Attorney: Board Resolution Granting RHA Reasonable Accommodation (Ramirez-Santamaria)

            F. Reminder-Please make sure your contact information is current with CFPOA Unit 1. Those who haven't sent in their             updated Information form will get a reminder notice. Extra copies available at the Open Board meeting.

5.          Irrigation Report: -

            A.  Reminder Violation letters are not just for irrigation water control; they are also for weed/grass/trimming control in and

           around or above the ditch, and also for service roads.

B:  Irrigation volunteer opportunities for ditch clean up and with the irrigation committee

            C.  Gate changes & Crossover instructions are on the website

6.          Old Business –

              A. CDs –Reinvested on 8/17/26, looking into possible higher rates.

            B. Restitution Lien has been filed

7.           New Business –

A. Annual meeting & Potluck; October 17, 2026 - 10am-2pm at Belmontez property - 7220 N 185th Ave

B. Volunteers for Annual Meeting & Volunteer head.

C. Reminder - we all need to work together to get the County to reduce speed limits on Glendale, Perryville, Citrus and Northern especially after the tragic accident at 185th and Bethany less than a month ago.
